First, it is important to know that there are two main types of soils. The first one is mineral soils. These soils consist of minerals and decayed plants/animals. In contrast, organic soils consist of decayed plants.

Mineral soil consists of organic matter, mineral matter, and water, and air. The combination of these four elements makes for soil that can be great for growing plants or not. For instance, when a soil consists large of soil mineral particles, followed by air, water, and little organic matter can be perfect for plant growth. 

Another important factor to analyze is soil texture. For instance, coarse texture soils are stable in both dry and wet conditions and can be excavated relatively easily. On the other hand, fine texture soils have a tendency to create cracks in foundations, sidewalks, and driveways if the necessary precautions are not taken. 

Organic soils, however, are not suitable for building, as these soils are easily compacted. 

In order to see if the soil texture is going to be suitable for building, it is sometimes necessary to get the help of a soil expert/scientist, who can give an estimate of the soil. By moistening a marble sized portion of the soil, the expert can get a feel for the soil texture and give an estimation. This can then help to reduce disappointments down the line.
